A New and Improved Standardised Commercial Drainage and Water Search
The Water Companies of England and Wales have been listening to their customers’, who have stated that a standard format for commercial drainage and water searches would be beneficial for property professionals dealing with commercial transactions. As a result, each water company will be providing a standard solution with full coverage across the country by Spring 2010.
The new standardised CommercialDW Drainage & Water Enquiry gives information about all of the water and drainage services to a commercial property. It includes everything that the residential CON29DW Drainage and Water Enquiry offers, such as connection status, water quality, basis of charging, location of pipes and whether a sewer or water main is subject to a build-over or adoption agreement. It gives details of service issues including whether the property is at risk of sewer flooding or low water pressure, plus trade effluent discharge consent details.
The CommercialDW Drainage and Water Enquiry consists of 22 questions and responses supplied in a consistent and logical order, meaning that questions and responses will be found in the same location regardless of which water company produces the report. This will make the searches easier for conveyancers to use, particularly when they are dealing with more than one water company.
Mark Jarvis, General Manager of Severn Trent Searches says; “The report is essential for any property developer or purchaser because it highlights any issues with a property that may be key in the purchase decision or that purchasers may need legal guidance on.”
The Water Companies of England and Wales also recognise that as individual water and sewerage companies they offer additional information specific to their area. This will continue to be provided and will follow the standard 22 questions and responses.
Mark continues; “The Water Companies of England and Wales are the guardians of public water and sewer networks and the providers of this data, so can deliver a reliable and informative product as well as excellent customer service. Backed up by strong levels of expertise and technical support, we can offer high standards of consumer protection with every CommercialDW Drainage & Water Enquiry.”
